What is Thermal Imaging?

Thermal imaging offers a non-invasive means of monitoring the condition of buildings that would normally be missed by a visual scan during a typical home inspection. Thermal imaging reads the surface temperature of materials caused by underlying heat or cold and forms a picture-like image based on temperatures. The use of thermal imaging helps to diagnose the underlying problem rather than simply identifying the symptom.

Thermal imaging helps detect the following:

  • Cold air infiltration
  • Water infiltration (roof leaks located with recent rainfall within 24-48 hours)
  • Excessive moisture in building materials
  • Stud / Joist / Beam / Rafter placement and structure
  • Insulation gaps, insufficient and unevenness
  • Potential hidden mould growth
  • Electrical drops, panels, breakers, switches and wire connections
  • Heating and cooling duct placement, insulation, air leaks
  • Pipe location
